The Collegedale-Ooltewah area has become the location of Greenbriar Cove, a master planned retirement community specially designed for active adults aged 50 and older. The project is a joint collaboration between Independent Healthcare Properties, LLC, a locally based senior services company and owner of Morning Pointe assisted living facilities throughout the Southeast, and the Monroe family, who has owned the property on Ooltewah-Ringgold Road for more than 60 years.

The design focuses on providing residents with user-friendly streets, old fashioned street lights, side-walks, walking trails and golf cart paths for easy access to the neighborhoods' estimated 17 acres of parkland and conservation areas and mixed-use services. Residents will be afforded areas to interact with each other and to enjoy their surroundings through a combination clubhouse and community center, a pavilion, a wildlife nature preserve area with wildflowers, a bird habitat and vegetable garden area. There will be four lakes on the property with berms and landscaping bordering the perimeter of the development. Some of the home sites will be lake front and lake view.

The new master planned community is adjacent to the Collegedale Four Corners area, Collegedale City Hall and Hamilton County Library, Veterans Park, Wolftever Greenway and Life Care Center of Collegedale skilled nursing center. The new Collegedale Community Church of Seventh-day Adventists is planned adjacent to Greenbriar Cove. In addition, numerous other churches also surround the development.
